Big Mistakes Sellers Make

1. Not competitively pricing their home. Many sellers base their asking price on emotions or the amount they invested rather than the current market value. This mistake can be expensive. Buyers will reject an overpriced home in favor of a larger one for the same price. Also, the buyers who should be looking at it won’t because it is priced out of their range. This results in your home sitting on the market for a long time. When you finally lower the price, it may still sit because nobody really wants to see a house that’s been on the market for a long time. They think something must be wrong with it. This often results in lower offers and stalled negotiations. The bottom line is an initial listing priced too high very often sells for less than the market value.

2. Hiring the wrong Realtor. Many sellers list with the real estate agent who agrees to list their home for the highest price. What many home owners don’t realize is agents may tell you what you want to hear and list your home for more than the market will bring so they can stick their sign in your lawn. This does bring in business for the agent and will cost you time in selling your home. The longer their sign sits in your lawn, the more time they have to reel in business. You need to choose an experienced agent with a great marketing plan to sell your home for market value. This will result in the minimum amount of hassles while selling your home in less time and a higher price at the negotiating table.
