<p>Inman News identifies <strong>10 markets where real estate agents are faring well despite the economic and housing downturn</strong>, based on total sales, median price, and license and Realtor group membership data.</p>

<strong>Nashville-Davidson&#8211;<wbr>Murfreesboro&#8211;Franklin, Tenn.</wbr></strong></p>
<p>Average sales volume in these markets ranges from $599,171 (Nashville) to $1.54 million (Seattle) and sales per Realtor ranging from 3.2 (Austin) to 8.3 (Fort Worth). The median sales price edged up in seven of the markets in May from the prior year, and the three markets where prices did not rise managed to escape double-digit declines. From June 2010 to May 2011, the median sales prices ranged from $107,250 (Pittsburgh) to $302,000 (Seattle). These markets all have populations topping 1 million and unemployment rates that are generally better than the national rate.</p>

In my business, our policy was to return all calls or emails within the business day. That, in our opinion, was providing exemplary client services. Amanda, however, returned all of our calls and emails usually within an hour despite a very busy and demanding job. She was always pleasant, friendly and professional.</p>

GREATER NASHVILLE HOME SALES INCREASE MORE THAN 50 PERCENT IN NOVEMBER</p>

<p>There were 1,973 home closings in Greater Nashville during November, representing a 58.7 percent increase from the 1,243 closings reported during November of 2008. And, there have been 19,571 closings so far in 2009, which is 14.3 percent lower than the 22,824 closings for the same period in 2008.</p>
<p>The median residential price in November of this year was $158,500 and for a condominium the median price was $144,400. That compares with median prices of $165,500 and $150,000 respectively in November of last year.   Inventory is down to 22,528, compared with 23,467 in November of 2008.</p>
<p>A good part of  the upward  trend is due to the continuation of the New home buyers tax credit. Current home owners are now eligible for a $6500 tax credit for the purchase of a home. There has rarely been a better time to purchase a new home, Inventory has approached normalcy, Interest rates are historically low, and both first time as well as returning buyers can take advantage of thousands of dollars of savings. If you’ve been on the fence, it’s time to hop off and get a contract on your next dream home before of the 1st quarter of 2010, or loose out on what might be a wonderful opportunity.</p>

The Home Buyer Tax Credit contained in the Housing and Economic Recovery Act of 2008 was updated in the American Recovery and Reinvestment Act of 2009. For 2009 purchasers the credit is $8000 and does not need to be repaid. The credit is available through December 1, 2009, meaning qualified buyers only have a short window of opportunity to take advantage of this special program. A modest recovery for existing-recent home sales in Nashville is expected in 2009. Pent-up demand, coupled with an abundance of safer mortgage products, will lead to near-term market improvements. The Emergency Economic Stability Act enacted on October 3, 2008 will help to improve credit markets and allow housing to lead the economic recovery.</p>
<p><strong>FHA Loans Set to Increase</strong></p>
<p>There are many choices for buyers looking for mortgages in this market. One option, FHA home loans, are a viable alternative for many first time buyers. The Federal Housing Administration (FHA)— which is part of HUD — insures the loan, so your lender can offer you a better deal, offering low down payments, low closing costs, and easy credit qualifying. FHA market share for home purchases is expected to rise significantly over the next 3 years, from an estimated 4% in 2007 to an estimated 35% in 2009.
